Guidelines Overview

All owners of property and/or living units within MCCA are subject to the Governing Documents, as recorded in their respective deeds. The most pertinent documents that explain and define the responsibilities of ownership are available for download and review by selecting the item of interest on this Guidelines Menu. A brief overview of each document is provided below. The documents are in PDF format and require that the free Adobe Acrobat Reader be installed on your computer.

A Guide to Living in Mill Creek

The Guide to Living in Mill Creek provides a general overview of MCCA and its rules and amenities. It’s initially provided to each new member in a welcome basket.

Governing Documents

The Governing Documents include the MCCA Articles of Incorporation, By-Laws, and Declaration of Restrictive Covenants. It’s great reading if you’re having difficulty falling asleep.

Covenant Committee Guidelines

The Covenant Committee Guidelines provide a description of the Covenant Committee and its duties. The Committee investigates reported covenant violations and recommends corrective action, when appropriate. The document also includes a current description of the restrictive covenants.

Architectural Control Committee Guidelines

These Architectural Control Committee Guidelines provide a description of the Architectural Control Committee and its duties. The ACC evaluates new materials, reviews member submissions for compliance with the covenants, and recommends any needed changes to the Architectural Control Guidelines.

Approved Roofing Materials

The Approved Roofing Materials list shows all roofing materials approved for use within MCCA. An ACC Roofing application must be filled out and submitted even though a chosen roofing material is on this list.

Approved Siding Materials

The Approved Siding Materials list shows all siding materials approved for use within MCCA. An ACC Siding application must be filled out and submitted even though a siding material is selected from this list.

Approved Decking Materials

The Approved Decking Materials list shows all decking materials approved for use within MCCA. An ACC Additions application must be filled out and submitted even though a decking material is selected from this list.

Announcements

Mail theft within MCCA has risen sharply since 2000!

The standard mailboxes are provided by MCCA at no cost to the residents in those divisions still using individual mailboxes. The locking mailbox is available for purchase through MCCA by any MCCA resident desiring one. It’s U.S. Postal Service approved, is constructed of heavy-duty metal, and has a larger, locked incoming mail compartment. The owner is given the only two keys to the locking mailbox when it’s installed (USPS will not have a key). Outgoing mail can be placed in an unlocked portion of the mailbox, but it’s not recommended.
